Common questions about home inspection cost in Miami
Most South Florida inspectors hide pricing behind a quote form. We publish ours up front so you can compare honestly — and so insurance carriers, lenders, and realtors can budget for a closing without a back-and-forth.
How much is a home inspection in Miami?+
A full residential home inspection in Miami starts at $375 with Modern Building Inspections — a flat rate that includes thermal imaging at no extra cost. Price scales modestly with square footage above 2,500 sq ft. Our pricing is published publicly (unusual in this market) so you can budget without a quote-form runaround.
What does a 4-point inspection cost in Florida?+
A standalone 4-point insurance inspection in South Florida costs $195. Bundled with a wind mitigation inspection on the same visit, both together are $179 (a roughly 22% discount). Most Florida home insurers — Citizens, Universal, Tower Hill, Florida Peninsula — require a 4-point on any home 20+ years old.
How much can I save by bundling a 4-point and wind mitigation inspection?+
Bundling saves you about $191 versus booking them as separate visits ($195 4-point + $175 wind mit = $370 separately, vs $179 bundled). On top of that, the wind mitigation report typically saves Florida homeowners $300–$2,000+ per year on their windstorm insurance premium — often paying for the inspection itself in the first year.
Are there extra fees for inspections in the Florida Keys?+
Our pricing is flat-rate inside a 50-mile radius of Fort Lauderdale (covering all of Miami-Dade, Broward, and most of Palm Beach). For inspections in Monroe County (Key Largo, Tavernier, Islamorada, Marathon, Key West), a modest travel fee applies, scaled to mileage. We quote the all-in number before you book — no surprises.
Is thermal imaging included in a home inspection?+
Yes — thermal imaging is included free in every full residential inspection at Modern Building Inspections. Most competitors charge $100–$150 for this as an add-on. We use a FLIR thermal camera to spot hidden moisture intrusion, missing insulation, electrical hotspots, and HVAC issues that visual inspection alone misses.
